Targeting locations outside high-end or luxury markets, with potential for moderate rent increases.
 
Depreciation Requirements: Investments should offer accelerated depreciation benefits, allowing for 100-200% first-year depreciation to optimize tax efficiency.
 
Target Returns: Seeking deals with an expected IRR between 30% and 60% to meet return objectives.
 
Investment Amount: Typical investments range from $500,000 to $2 million per deal, depending on the opportunity and projected returns.
 
Investment Structure and Strategy: Prefer long-term holds with syndicators who focus on refinancing rather than selling. Target properties that can be acquired at favorable rates, with plans for moderate improvements that increase rent potential. After 1-3 years of value-adding improvements and rent adjustments, aim to refinance and pull out initial capital, allowing continued cash flow from ownership.
 
Preferred Partners: Will only consider investment opportunities with known and trusted individuals who have demonstrated reliability and integrity.
